P/2018/0478                Unit 1, Land North of East Lancashire Road, Florida Farm

                                    Reserved matters approval for Unit 1 (appearance, landscaping, layout and scale). The application proposed the erection of 1 34,114m2 commercial/ industrial building compromising a B8 unit with ancillary office and welfare hubs and the provision of associated infrastructure (including roads, parking, footpaths, internal landscaping, noise mitigation and sustainable urban drainage systems)

 

In presenting the application to Members, the Service Manager, Development screened the site layout, proposed elevations and visual renders of Unit 1 from the A580 and Liverpool Road on completion and after 15 years.

The Committee was informed since publication of the agenda a further 7 representations had been received the Service Manager, Development read out a summary of the additional the objections.

 

Two local residents appeared before the Committee to present their objections to the application after which, the Applicant and Agent presented the application.

 

Grant permission subject to the following conditions:

2.    Prior to its use on site, the colour of the cladding referred to on plan P02 Rev H ‘Proposed Unit 1 Building Elevations’ shall be submitted to and agreed in writing with the Local Planning Authority; and

3.    Within three months of the commencement of the use of the development, a Verification Assessment Report which demonstrates that sound levels from the development comply with the requirements of condition 48 of planning permission P/2016/0608/HYBR shall be submitted to and agreed in writing with the local planning authority. Should the report reveal sound levels in excess of the requirements of condition 48 of P/2016/0608/HYBR it shall include a scheme of additional mitigation, including a timetable for its implementation. Any additional mitigation shall be installed in accordance with the timetable for implementation.
